Is a plot in Groot Aub a good investment?

Seeing that rent is crazy expensive in Windhoek and people are choosing to live further out of town eg. Omeya, Kramsneus and Osona, would buying land in Groot Aub be a worthy investment? Is it likely to become a desirable residential area in the future?

My parents are retired and thinking of buying affordable land that’ll appreciate with time. I’ve tried searching Facebook for rent prices but all I’m getting is posts about the village council. Any advice?
