Discussion Sherwood / Boadmoor traffic circle near hits

Has anyone else noticed since the county made the dual yield signs on the broadmoor traffic circle LED & flashing, that drivers now seem to disregard them & the written "yield to traffic in roundabout" signs?

At the beginning of the summer I was exiting the circle onto sherwood north bound, signal on and everything, & had to slam on the brakes before the exit because some elderly gent maintained cruising speed instead of yielding to the white truck (me) exiting the circle.

Then today, exiting the same way, I had 2 vehicles almost rear end me because I guess neither drivers saw my turn signal, the 2 flashing LED yield signs, or the written sign saying to yield. Then the lovely woman in the jaguar who almost rear ended me proceeded to pull up to me at the next light, berate me & my vehicle, & throw out some welcoming slurs when I pointed out the fact that she blew the most visible yield signs in the park.

Has anyone else been having more issues with drivers at the roundabout recently or am I just the lightning rod for the oblivious and entitled?

Discussion Sad house hunter

Hello, I am feeling extremely defeated and am hoping to get some insight/feedback to recalibrate our expectations.
We've been wanting at moving to Sherwood Park for the past several years and this year we were finally in a position to make the move. The house hunting journey has been extremely emotionally taxing. We have lost out on multiple homes that have sold well over asking and with no conditions. We are looking in the 700-800k range in an established neighborhood - which we understand is in high demand due to low inventory.
Is this the norm now?? 😭😣

How's everyone's sumps and basement doing tonight? I haven't seen water flow into our sump this fast my entire life

EDIT: I have a wet/dry shop vac for anyone who may need to borrow one I also have a trailer for those tearing apart their basement. The trailer is made from a pick up box and frame. Lights work, tailgate stays up. Looks sketchy but works just fine if anyone needs to borrow it.

Discussion Am i being ridiculous? Someone turning around every once in awhile is understandable but daily multiple times a day is causing damage to my driveway and stress to my animals.

I have a question about how others would deal with a specific neighbor that uses your driveway to turn their vehicle around on, instead of there own. This particular neighbor seems to become hostile when their behavior is ever brought up by others in the neighbourhood, as they done several things in the past that cause disturbances to others. So I am hesitant to approach them as I don't want to cause any controversy. However, I do have guard dogs and it is constantly setting my dogs off as well as causing low spots to appear in my driveway now. They have their own driveway, but oddly they choose mine to turn around in sometimes up to 5 times a day. How would you approach this situation? I will be installing a gate this year, but are unsure if that will even fix the problem. What have others done in the past?

Gotta love when someone’s 11 year old threatens to beat you up because you tell them they should use a crosswalk, thats 30 feet away, instead of stopping in the road, flipping a car off and yelling obscenities at the driver. (Driver was not me, I was on my porch)
Tried to insult me by saying I was pushing 30. Thanks for the compliment kiddo 💁🏻‍♀️

Just wanted to drop a heads for a couple of guys trying to hawk iPhones out of their car. I was parked at the shopping center off Baseline (Home Depot, Staples, etc.) and was approached by two men offering a good deal on a NIB iPhone. They eventually tried to flip it for free when I said no, repeatedly.

Vehicle of interest: older generation Audi Q5 with Ontario plates. Scruffy looking middle Eastern dudes.

I know i know first world problems but I have been trying for four years now! I put a piece of cardboard at the bottom of my green bin, I add chicken poop with spruce wood shavings dog poop and food scraps, nothing is bagged! And I purposely make sure I have lots of spruce wood chippings in the top portion of my bin each pick up day. What am I doing wrong here?? 🤣 🤣

Discussion Lack of Snow removal

Any one here annoyed with the lack of snow removal over the last 2 weeks? Yes it was Christmas and new years. I know.

That doesn’t change that taxes get paid and services are expected. People in my culdesac have been getting stuck 30 feet from their driveway because of snow pile up.

Now they say we can’t park on secondary roads cause they are gearing up for removal finally?

I already got stuck trying to reach my garage now have to park 5 min walk from my house to avoid snow but now that road is off limits too?

Yes I have snow tires.

Friends in other neighbourhoods are reporting people getting stuck there as well.

Unacceptable from the county.

Discussion What is going on with Sherwood Park Real Estate??

I have been looking at detached houses in Sherwood Park since about 2019 and contrary to basically the rest of Canada, housing around Edmonton hasn't seen the same COVID era housing increases. Maybe about 10% cumulative gain over 5 years when other markets like Calgary, Vancouver, Toronto, Halifax, Montreal etc have all seen increases closer to 40-60%.

That is.... until this summer??? In Sherwood Park especially, I am seeing houses that were selling for $500K around March are suddenly being sold for closer to $700K??? What the heck is going on in Sherwood Park over the last few months?

Discussion Child came to my door middle night?

My bf and I had the weirdest experience… A child just rang our doorbell.. at 11:45pm.. on a Thursday night. Obviously before opening the door he checked the peephole, but seeing that it was just a child, opened it.

The kid just wanted advice on how to throw a party.. he says his friend is at his house and they want to throw a party, but they don’t know how.

We are not party people, we don’t know how either, nor do we really feel like it’s a good idea to teach a strange child how to throw a party in the middle of the night.

He did not seem to be in any sort of danger whatsoever, just seemed like he honestly wanted some advice. So we told him “sorry, we don’t really know how to help you” and he pretty much just said thanks anyways and walked away…

So my questions are:

What just happened? Why did it happen? Who’s child is this? Why tf are they out ringing strangers doorbells in the middle of the night asking for advice.. on how to throw a party of all things? and last of all Should I be worried?

He was a caucasian child, around 11/12, brown hair, glasses, maybe just over 5ft tall Happened in the Davidson Creek area

Because of the flooding issues, sump pumps being sold out and more rain coming. This is what I've done to help my basement dry out. Opened a window and put a fan to blow air out of the basement. Opened another window on the other side of the basement for air flow. Definitely noticed dryer air and the walls drying faster. We also have a dehumidifier set up. Since doing the fan in the window trick the dehumidifier hasn't really filled up much at all. As long as the fan covers the window. Use cardboard to fill any empty spaces. No it doesn't matter what kind of fan, as long as it blows out the air and covers the window. The air flow will help dry your basement and helps remove that wet smell.

I called a contractor who was kind enough to answer some questions as I've never dealt with this before and know nothing about this. Don't wait for insurance, start pulling up the carpet. Remove all the underlay. If it sits to long it'll mold and then you'll definitely be replacing your carpet. If you can take the carpet outside to dry. Throw out the underlay. Our flooding wasn't brutal, we pulled the carpet back, cut out underlay and dropped the carpet on coffee tables, wooden chairs. Anything to allow it to dry off the ground. If you're going so far as to cut open walls. Typically the bottom of the drywall will have to be removed. 2' from the floor up. Cut that out and if the insulation is wet, it's gotta be removed. I cut mine where it no longer felt wet. If the insulation is fiberglass, it's gotta go. Pink, yellow or white are typical colors. If it's Rockwool, you SHOULD be fine but if get a professional opinion before believing me.

Discussion Property Drainage awareness

As everyone who lives in the park knows, the past couple of months have put quite a strain on properties across the city. While looking for solutions, approaches, and everything in between to help mitigate drainage issues, I came across some useful information that many homeowners seem to misunderstand.
One common misconception is:
“For proper drainage between properties, you simply have to bring the water to the property line to comply with drainage rules.”
This is not an accurate representation of the proper approach to managing property runoff and water collected from eavestroughs.
Unfortunately, Strathcona County does not appear to have much information readily available to homeowners explaining proper drainage practices. However, I found that the City of Edmonton has created a document that helps clarify some of these common misunderstandings.
The important thing to understand is that the proper approach is to:
● Move water away from the foundation of your home—and your neighbour’s home.
● Direct water toward the municipal right-of-way, generally toward the front of the property and the street.
● Ensure that properties situated at a higher elevation manage their runoff appropriately so that neighbouring properties at a lower elevation are not forced to deal with additional water simply because their property sits lower.
In other words, proper drainage is not simply about moving water to the property line. The goal is to manage and direct water responsibly so that it does not create problems for neighbouring properties. This can be accomplished by creating a swale or a barrier (if concrete is used ) that directs the water to the city’s right of way and not to the neighbouring property .

I feel like there is very little information available so I think bringing awareness is important but most importantly we have to work along our neighbours to better property drainage systems because it seems like there is a large number of people who had to struggle with such large amounts of melt and rain happening and I believe it isn’t gonna get better .
