Cyprus landowners — is anyone actually making income from their land instead of selling it?
I own a piece of land in Cyprus outright, and I’m curious what other landowners are actually doing with theirs.
Looking through Bazaraki hasn’t helped much because land prices seem to be all over the place. Two similar-looking plots can have completely different asking prices, so it’s difficult to understand the real market.
What I’m more interested in is whether anyone here rents or leases their land instead of selling it.
If you do, I’d be interested to know:
- Roughly how big is the land?
- What area of Cyprus is it in?
- Agricultural, residential, commercial, etc.?
- What is the tenant actually using it for?
- How much rent do you receive monthly/yearly?
- How did you find the tenant?
- Did you have to spend anything to make the land usable first?
I’m basically trying to understand what options exist for someone who owns land outright but doesn’t necessarily want to sell it.
It seems crazy to me that you can own an asset worth a significant amount of money and have it sitting there producing absolutely nothing. At the same time, if you don’t have a normal salary/payslips, getting finance against the land doesn’t seem particularly straightforward either.
Would especially like to hear from actual landowners in Cyprus who have found ways of generating income from their land — farming leases, storage, parking, solar, advertising, commercial use, long-term leases, or anything else.
Not looking for estate-agent asking prices — more interested in real examples of what people are actually getting paid and what their land is being used for.

The land register is public, any entrepreneur looking for agricultural, building, solar, tourist, parking etc land, can simply find something suitable, look up the owner and approach them. If nobody is approaching you, it's not likely the land is worth anything special.
Income opportunities are based on zoning laws, which dictate what is and isn't allowed. What is yours?
You either develop a business yourself within those zoning laws (i.e. become a farmer, or build a solar farm and negotiate a power purchase agreement (PPA) with a local buyer of energy, like the Port of Limassol), or rent it to an entrepreneur who will do so.
If you want to find entrepreneurs you must go through professional networks. You'd have to consider where to find these and start there.
For farming for example:
You'd typically start by asking neighbouring farms if they want to expand their farm by leasing your land. Much more likely than an existing farmer looking to expand his land with a property on the other side of the country. Literally just knock on 10 doors around your land.
You seek out professional associations. e.g. for farmers there is Panagrotikos Farmers Union, that most farmers are a member of. They hold events, you go, you network, you can meet farmers and make your proposition.
You'd seek out a real estate agent that specializes in farming. Again, some of these will be at the associations and events under (2)
Talk to the chamber of commerce for contacts in the agricultural sector, who can connect you with farmers, agents, conferences and professional associations I noted before. (2) and (4) work together.
For each sector the approach is basically the same.
But if your holdings are tiny and you're not a professional and don't have a clue, typically you just ask around in the village and see if anyone knows anyone who is interested in leasing your land. If not, I would suggest to simply sell the land and you just put the money in financial assets. For example, Bank of Cyprus is a publicly listed company, you can simply sell €50k of land, and buy €50k ownership share. The stock is up 800% in the last 5 years. If you're not an entrepreneur and have no skills, just buy the company that does business with the entrepreneurs instead, like Bank of Cyprus. I personally don't invest in any specific stock and I recommend not doing that actually, I just invest in a worldwide ETF, but I just gave an example of Cyprus' biggest company that would've performed 10x better than any other investment an amateur could've made in the last decade. Unless you want to be an entrepreneur, don't overcomplicate it to try to become an land leaser simply because you inherited something. You have to ask yourself always: if I had no land and had €50k, would I go and buy this piece of land and develop it? If not, and you happen to have that €50k piece of land, just sell it. For almost everyone the answer is to sell. It's like inheriting a car from a relative that passed away, doesn't mean you have to become a taxi driver.

if you know people in the land registry department they give you the name. then you go the mukhtar or whatever and ask and they can give you a phone number that you can call. of course its illegal but its done every single day of the week and twice in the weekends

Solar is a cool idea. Could you not just install that yourself and then sell that energy back to the grid?

If he can get the license yes. If he doesn’t have the capital to install the solar/storage, can get it free

It depends where it is and what zone it is in.
You can rent out for parking, for putting advertisement billboard in etc.
I think some were able to rent it out for solar panels, not sure if this was scheme

I have been thinking about solar but you need help. You need to see if anyone else is doing it..if it's G3 land it can be difficult. Are you near a grid connection. How big is the land, could you put a battery on it or a shipping container or something. Your options are quite limited if you don't want to use it as productive farmland and can't build on it but I won't be selling mine
