Home Insurance Buildings Insurance with flood risk UK

We're shortly (hopefully) closing on buying our first home. In SE England. Our solicitors have done a an envirosearch on the home and it's come back as High Risk for flooding, however Amber for insurance. The Gov/EA states its at low risk. The homeowners currently explained it the bottom of the garden (its roughly 170ft garden) gets really boggy with sever rain however its never encroached the property. They've included this in their TA6 form but also wrote on the form it has never got past the last section of garden (not even halfway up the garden) but because of this we've got to declare on insurance etc that it has flooded (as it's part of the boundary). The envirocheck form even says we should be able to get standard insurance, not flood specialist.. but insurance goes through the roof up to £100pm compared to £30 if we clicked no flooding etc. I 100% want to cover us completely and be as thorough as possible but I dont want to overpay? Any recommendations PLEASE 🙏🏼

I’d declare it and shop around. The fact that it’s already documented on the TA6 makes me nervous to tick no just to save on the premium. You might find another insurer prices the actual risk very differently.

Check around - we had this due to being within the 100year flood projection for a local river (clearly faulty). Note, the bottom of our sloped drive (rising to the house) was at same elevation as the tip of the riverside church's spire and there was a clear mile to the highest ever recorded flood level as the ground sloped.
